We've work with hundreds of owners (and are owners ourselves) so we understand the importance of putting your property in the care of trusting hands. Our staff is highly experienced and most have certifications from industry organizations like IREM, ICSC, and CCIM.

Leasing Services

We can oversee all aspects of leasing of your property. This includes marketing available space, arranging showings to potential tenants, reviewing applications, and negotiating leases.

Rent Collection and Accounting: Our CPA-headed accounting staff will make sure that every dollar is counted. 

Accounting and Rent Collection Services

We process millions of dollars of rent each month on behalf of the properties we managed. The accounting staff is overseen by a CPA and aims to provide timely reports and distributions to property owners. 

Property Maintenance: We can oversee all maintenance work, from fixing leaky faucets to replacing roofs.

Property Maintenance Services

We can oversee all maintenance work for your property, from the routine (landscaping, snow removal, and HVAC maintenance), to emergency maintenance work (like plumbing or weather-related damage), to large capital projects (like roof or window replacements). For our apartment clients we oversee a crew of maintenance people that oversee day-to-day services and tenant maintenance requests. For our office and retail clients we regularly oversee tenant build-outs. 

Compliance: We oversee issues like Fair Housing and the eviction process. .

Compliance and Regulation

Our staff receives regular training and education about real estate regulatory and compliance issues. This includes things like Fair Housing requirements, Fair Credit compliance, ADA regulation, etc. We spend a lot of time and effort making sure that our applications, leases, and processes conform to the law. 

Emergency Support: We take tenant's emergency calls 24/7.

Advertising We oversee extensive advertising to make sure your property gets rented. 

Marketing

We work in conjunction with an outside advertising agency to market vacancies. We have multi-channel marketing approach that includes yard signs/banners, print, and digital marketing. We also advertise on websites like craigslist and zillow for apartments, and Loopnet and CoStar for commercial properties.
